A small studio that takes care of the whole project, from the first survey drawings to the last lamp. We work in Madrid on homes, hospitality venues and workspaces.
Interior design project
We start from how you live: how the home is used, when the light comes in, what needs storing and where. From there we work on layout, materials, lighting and furniture until the project is complete and buildable.
You receive layout drawings, kitchen and bathroom elevations, a lighting and socket plan, a specification of finishes and a material selection. A well defined project is what makes it possible to compare quotes properly and avoid improvised decisions on site.
Turnkey renovation
We handle the full build: demolition, electrical and plumbing installations, masonry, joinery, finishes, painting and final details. One point of contact, a fixed itemised budget and a phased schedule.
In the Madrid market a full renovation runs roughly between 600 and 1,300 euros per square metre before VAT depending on scope and quality, with a realistic build time of three to five months. Our budgets state line by line what is and is not included.
Site management
We coordinate trades, control schedule and quality, review measurements and resolve the decisions that always appear in an older building. We also guide the required paperwork: in Madrid most home renovations go through an urban planning responsible declaration or a licence, under Ordinance 6/2022 on urban planning licences and responsible declarations.
If you already have a contractor, we can come in for design direction and quality control only.

Frequently asked questions
How much does a full renovation cost in Madrid?
As a market reference, between 600 and 1,300 euros per square metre before VAT depending on quality; an 80 square metre home with mid-range finishes usually falls between 48,000 and 80,000 euros. The rate per square metre normally excludes professional fees, licences and municipal charges.
How long does a full renovation take?
A realistic build time for a full home renovation is three to five months, not counting design and permitting beforehand.
Which VAT rate applies to a home renovation?
The general rate for renovation and repair work is 21 per cent. The reduced 10 per cent rate applies when the client is a private individual using the home privately, construction or refurbishment finished at least two years before the works begin, and the materials supplied by the contractor do not exceed 40 per cent of the taxable base.
Do I need a licence to renovate in Madrid?
It depends on the works. Madrid City Council Ordinance 6/2022 regulates urban planning licences, basic licences and responsible declarations; filing can be done with the Council or through an accredited collaborating entity. We review it case by case before starting.
Do you work outside Madrid?
Our base is Madrid and that is where we build. Elsewhere we work on design, remote follow-up and consulting.
